Option 1 - Commit your available cash funds to deposit.

Option 3 - You may be able to use your pension fund for deposit, as our Caribbean investment property is suitable for SIPP (Self Invested Personal Pension) investment.

Your pension fund, via a SIPP, can own 100% of the Caribbean investment property and will be eligible for 70% mortgage.

Or, there is a split-purchase option; 70% personal ownership, 30% pension fund ownership.

Your 30% deposit is still committed by your pension fund.

Deposit payment is usually due 45 days after property reservation.

Within this timescale, you will receive your property purchase contracts directly from the resort developer.

Shortly after you return your signed purchase contracts and 30% deposit to the resort developer, you will receive a counter-signed copy of your property purchase contract.

It is at this stage that you have officially achieved Exchange of Contracts; you are legally obliged to purchase the Caribbean investment property, terms as stated within your purchase contract, and the resort developer is legally obliged to sell to you.

No cash funds available for 30% deposit? Finance options may be available to you (subject to status).



If you have equity in UK property that you own, you may be able to apply for a secured loan, or borrow additional funds on your existing mortgage.

Note: Equity exists if the mortgage amount you owe is less than the current market value of your property.

This secured loan, or additional mortgage borrowing, can then be used to commit 30% deposit to your Caribbean investment property purchase.

Although you will remain liable to maintain monthly repayments on your secured loan, the resort developer covers the interest portion on your montly loan repayments.

If you are increasing your mortgage to fund 30% deposit, the resort developer will cover the interest payment solely on the amount you have borrowed to finance your 30% deposit, not your entire mortgage balance.

This means that if you borrow funds on an interest-only basis, you will have no additional financial outgoings during the purchase process of your Caribbean investment property.

If your loan is capital-repayment, not interest-only, the resort developer will still cover your interest payments and you will be liable to cover your capital repayments (capital repayment relates to the portion of your monthly loan payment which pays off some of the loan amount borrowed).

The resort developer provides this finance option to assist those who wish to utilise available equity in UK property owned, without suffering the burden of large loan payments during the purchase process of their Caribbean investment property.

The amount of interest the resort developer has paid on your behalf will be added to your purchase price upon completion.

For example, lets assume that we have secured a discounted £200,000 purchase price on your Caribbean investment property upon reservation.

During the purchase process of your Caribbean investment property, the resort developer pays a total £10,000 in interest payments on your secured loan.

The revised purchase price of your Caribbean investment property upon completion would be £210,000.

At set build stages during your Caribbean investment property purchase, stage payments are due.

Taking the first stage payment as an example, 25% of property purchase price is due upon completion of foundations and floor slab.

To ensure that purchasing Caribbean investment property remains accessible and affordable, the resort developer offers each property buyer with guaranteed stage payment finance.

Stage payment finance interest is set at a fixed 7.25% per annum and capped (12 months for villas, 18 months for apartments) to minimise your finance costs.
